• No burning incense or candles of any kind (indoors or patio)

• No drug use (of any kind, anywhere)

• No loud music or noise—quiet hours strictly observed after 9pm

• No guest at this time- day or night.

• No couples/shared bedrooms (single occupancy only)

• Must clean up behind themselves in all shared spaces (kitchen, bathroom, living areas)

• No strong cooking smells or heavy “hard cooking” that creates smoke or lingering odors

• No clutter or hoarding—shared areas must stay tidy

• No parking in restricted areas (public street only, unless otherwise noted)

• Must communicate respectfully with housemates at all times

• All rent and fees paid on time

• No subletting or sharing room with additional people

• Must report maintenance issues promptly

Are couples and pets allowed?

At this time, we’re only renting to individual tenants — no couples, no pets. We’ve found this keeps the household balanced and easy for everyone to enjoy.

What are the quiet hours?

Quiet hours are observed after 9:00 PM to ensure everyone gets restful evenings and a clear start to the next day.

Is there parking available?

Parking is available anywhere in the neighborhood and a guest pass or sticker is not required. Parking is not available in the private garage or for commercial vehicles.

Are guest or overnight guest permitted?

For the privacy and security of our home, guests and overnight visitors are not permitted.

I have furniture with me and extra things that cannot fit into a bedroom, do you have extra space?

Outside furniture is not allowed in the space, however there is a storage facility just a few blocks away to store private oversized items.
